Penn Daw Plaza Redevelopment Project Receives Entitlements

On Tuesday January 14th the Fairfax County Board of Supervisors approved the rezoning application for Combined Properties’ Penn Daw Plaza. The project will completely redevelop the current retail center and replace it with a mixed-use project containing up to 400 new apartments, 41 townhomes and 35,000-45,000 square feet of community-serving retail. Combined expects to anchor the retail component with a specialty grocer.

According to Randy Kenna, Senior Director of Development and Acquisitions for Combined Properties, “We are thrilled that the Board of Supervisors has given its support to the rezoning and redevelopment of Penn Daw Plaza. Working with Supervisor McKay and our neighbors has been a great collaborative effort that has resulted in a plan which unlocks the property’s true potential. It will be a wonderful addition to a great neighborhood.”

The Location
The site is located at the heart of South Alexandria, a rapidly redeveloping area of southeast Fairfax County clustered around the intersection of Route 1 and Kings Highway, and only a short walk to the Huntington Metro Station. More than 2,000 new apartments are planned to be built in this area over the next 5 years. By providing up to 45,000 square feet of retail space at the area’s key intersection, the planned project will offer the most significant contemporary community retail serving this dynamic submarket.

The Project Team
Urban Engineering (Civil Engineer), Hord Coplan Macht (Building Architect), Land Design (Landscape Architect), Gorove/Slade (Traffic Engineer) and Mark Looney of Cooley (Land Use Counsel).
